WPC Retains Longtime Tenant With 66,000 SF Lease at Silver Spring (MD) Plaza Office Building
Social & Scientific Systems, Inc. has renewed and extended its long-term lease at Washington Property Company’s Silver Spring (MD) Plaza office building following its acquisition by Atlanta-based DLH Holdings Corporation earlier this year. The public health research company, now operating as a wholly owned subsidiary of DLH, has leased 66,078 square feet for a term of 11 years.
James V. Cahill of Jones Lang LaSalle represented the tenant in the transaction, while Joshua Gurland, Vice President of WPC represented the owner.
“This is a meaningful transaction, especially in the wake of The Discovery Channel’s recent move from its 550,000 square foot headquarters in Silver Spring to New York,” said Gurland. “The merger of Social & Scientific Systems with DHL could have taken them anywhere in Montgomery County. Together with Jim Cahill, we were successful at designing a transaction that meets their current and long-term needs, allowing us to retain them in our building.”
Silver Spring Plaza, originally built in 1970, was acquired by WPC in 1998 and fully renovated in 2001. The 14-story, 242,000 SF multi-tenant office building located at 8757 Georgia Avenue in downtown Silver Spring offers tenants a range of amenities including a micro-market, fitness center with lockers and showers, and a large outdoor patio. In addition to Social & Scientific Systems, the building’s tenants include Conflulytics, GEICO, National Children’s Center, LifeMatters, and Catholic Legal Immigration Network.
Within a few blocks of the building are the Silver Spring Metrorail and multi-modal transportation hub, a future Purple Line light rail station, and dozens of thriving shops, restaurants, micro-breweries, and entertainment options. Hundreds of new and recently built rental apartments, including two luxury residential towers developed by WPC, also are located nearby.
