Sales Launch for 43 Uniquely Designed Condos in San Francisco’s Marina District
Sales have launched for the uniquely designed Maison au Pont condominium residences in San Francisco’s scenic Marina District. Six ultra-modern furnished and decorated model homes are now open for viewing by appointment. The models range from studios to a home featuring four bedrooms, over 2,000 square feet of living space on two levels, and a private rooftop deck with Bay views.
Located on a former retail site at 2448 Lombard Street, just blocks from the San Francisco Bay, Maison au Pont offers 43 condominium homes ranging from studios to four-bedroom residences and priced from the $700,000’s to over $3 million. There are 22 different floor plans in the main four-story building with a striking wood-and-glass façade and in a smaller townhouse-style structure facing Divisadero Street.
Located at 2448 Lombard Street, Maison au Pont is the sixth collaboration of San Francisco-based JS Sullivan Development (JSS) and JSS Creative Director Alan Tse, a 2017 Architectural Record Design Vanguard. The rectangular site’s unusual dimensions – with street-facing frontage exceeding the property’s depth – allowed Tse to defy the constraints of typical multifamily building design.
“Infill lots found in most of San Francisco are usually proportioned to have much more depth than width, resulting in deep silo-like living spaces with only a narrow source of daylight from one end of each home,” Tse explained. “With Maison au Pont, we were able to rotate this plan, providing a panoramic orientation parallel to Lombard Street, allowing abundant daylight to enter both living rooms and bedrooms.”
Tse’s design further maximizes daylighting with the use of interior plant-filled “garden courts,” which provide storm water management while inviting even more sunlight into the surrounding homes. These gardens, along with additional landscaped open space in the rear yard, ensure that every Maison au Pont home is filled with light.
Another exceptional design component, which Tse considers a JSS signature, is an optional large walk-through closet in select residences. “We tried this concept first at 1188 Valencia Street as a way to increase storage space and create two access points to the bathroom, one from the living space for guests, and one directly from the bedroom,” Tse continued. “The generous walk-through closet helps couples share storage space equitably, and even has room for a small work area.”
Maison au Pont’s design reflects the lower density of San Francisco’s Marina District. “You are not sandwiched between commercial buildings of different heights dating from different eras,” remarked Tse. “Instead, you are looking out to terraced residential streets and the serene expanse of the Bay.”
“Maison au Pont’s setting is ideal in so many ways,” said Wendy Novia, JSS Director of Sales Operations. “Just around the corner in this quaint, walkable neighborhood is Chestnut Street with its array of boutique shops, local cafés, and culinary gems. A few blocks further in that direction are beaches, trails, and parks stretching from Fort Mason through the Marina Green to The Presidio and beyond. And yet the city center is just minutes away, with ample transportation options.”
Residents of Maison au Pont will be able to enjoy the outdoors without even leaving home. Amenities include a roof deck with Bay views and an outdoor grilling station. Select homes have such exclusive features as Bay vistas, patios, and even private elevators.
The main building’s ground floor features an impressive lobby, secured resident parking, and four retail spaces totaling 3,712 square feet. Convenience amenities include a storage locker room, pet spa, and bike storage. High-tech features include a rooftop solar photovoltaic array that provides power to the common areas and Google Fiber Webpass for state-of-the-art Internet connectivity.
Maison au Pont’s interior design signifies modernity with crisp edges and surfaces, while adding the warmth of wood-textured kitchen cabinets, custom-engineered hardwood floors, and European wood-veneered doors. State-of-the-art kitchens feature Silestone quartz countertops and backsplashes, Bosch double ovens, Brizo faucets, and Fisher & Paykel dishwashers. Luxurious bathrooms include marble stone showers, porcelain plank tiling, and vanities or double vanities.
