Cleat Completes $6.7 Million Renovation for 425-Unit MD Condominium Community
Cleat Design + Build of Alexandria, VA has completed a $6.7 million piping replacement project for the 50-year-old Americana Centre condominium community in Rockville, MD, located about 20 miles from Washington, DC. The project was conducted while all 425 homes remained fully occupied.
Cleat began its assignment in June of 2020 and finished in April of 2021, seven months ahead of schedule. The work focused on replacing all of the existing underground loop piping that provides heating, cooling, and hot water from a central plant to individual residences and common areas. In addition, Cleat replaced much of the plumbing inside each residence. These indoor renovations required abating asbestos and restoring architectural finishes to their original condition.
Cleat developed and adhered to specialized systems and procedures to successfully prevent transmission of COVID-19 throughout the renovation. Its Constant Communication program provided residents and other stakeholders with real-time information and progress reports. This program utilized a project-specifric website, a digital messge board in the lobby, and weekly question-and-answer sessions to communicate effectively with residents.
As a result of its success, Cleat was hired for additional renovation work totaling $4.3 million: replacement of the community’s central plant, roof replacement, and designing and building common areas.
