UIP Begins Leasing, WhyHotel Opens At The Kiley Apartments in DC’s Capitol Riverfront
The UIP Companies, Inc. (UIP) is now leasing its newly delivered 315-unit apartment building in Washington, DC’s Capitol Riverfront, The Kiley. At the same time, WhyHotel has opened a limited time 125-unit pop-up hotel within a section of The Kiley, offering furnished luxury apartments for short-term stays.
WhyHotel, founded locally in 2017, announced a profit-sharing partnership with UIP for its second Washington, DC pop-up in March. The Kiley located at 600 4th Street SW, is just blocks from the U.S. Capitol, three Metro stations (five Metro lines), The Wharf, and Nationals Park. Its extensive public transportation access was one of the many environmentally-friendly features, including car-share WHIP® Teslas for exclusive use of residents and EV charging stations in the garage for residents who own EV cars, that recently earned The Kiley LEED Silver certification from the U.S. Green Building Council.
All of The Kiley’s amenities, including its rooftop pool, are now open for residents to enjoy. The massive rooftop recreational area, nearly the size of two football fields, has views of the U.S. Capitol, Jefferson Memorial, and Washington Monument. In addition to the pool, the rooftop has a lounge, party penthouse, grills, firepits, and bocce ball court. On The Kiley’s first floor, there’s a huge fitness center with a yoga studio, a golf and all-sports simulator, and a gaming area. Outside is a quiet landscaped courtyard with historic sculptures.
The Kiley offers one-, two- and three-bedroom apartments, along with studios and two-story lofts. The pet-friendly community offers a 24-hour concierge, garage parking, smartphone-controlled access, and touchless elevators. A high-tech HVAC system with ultraviolet light scrubbers filters the air supplied to common areas.
Kitchens in The Kiley’s individual apartments feature subway tile backsplashes, stainless steel appliances, and under-cabinet lighting. Each residence has a full-sized in-home washer and dryer.
UIP’s latest multifamily residential development is situated adjacent to the 289-unit Capitol Park Tower (CPT) building, also managed by UIP. CPT was built in 1962 as part of Capitol Park, a 3.1-acre site within the city’s 1952 Southwest Redevelopment Plan, with five nine-story apartment towers and nearly 400 townhomes.
Influenced by Le Corbusier and Frank Lloyd Wright, renowned architect Chloethiel Woodard Smith (1910-1992) planned Capitol Park as a new residential prototype combining high-rise and low-rise buildings around a network of landscaped courts and walkways. Landscape architect Dan Kiley (1912-2004), the UIP building’s namesake, helped bridge the development’s different building types with modern park-like open spaces.
