WPC To Bring Urban Air Adventure Park to Frederick, MD Shopping Center
Washington Property Company (WPC) of Bethesda, MD is bringing an exciting family entertainment destination to its Ballenger Creek Plaza shopping center in Frederick, MD. Urban Air Adventure Park has leased a 40,484 square foot space formerly occupied by a furniture store, with plans to open in Fall 2020.
Operating year-round, Urban Air features multiple next-level attractions such as indoor skydiving, Spin Zone, climbing walls, ropes course, tubes playground, “warrior course,” laser tag, and more. The parks are popular venues for children’s birthday parties, corporate outings, and other events.
“When we first started working with Urban Air, indoor entertainment was not a permitted use according to the zoning for our property, so we applied for and obtained a zoning text amendment from Frederick County,” said WPC Vice President Joshua Gurland. “We expect Urban Air to provide a big boost to all of the tenants in the shopping center, which is currently 94 percent leased.”
Gurland represented WPC in the lease transaction along with Bob Schwenger and Chris Wilkinson of JBG Smith. Urban Air was represented by Jamie Lanham and Andy Segall of Segall Group, as well as Stephen Carrozza and Brandon Anapol of Metro Commercial.
WPC acquired the 75,527 square foot shopping center in 2015; a 2017 renovation provided a new roof, exterior paint, parking lot resurfacing, and new landscaping. The property is situated at 5380 Ballenger Creek Pike near the heavily traveled confluence of Routes I-70 and I-270, which marks the northern boundary of Maryland’s fast-growing I-270 technology corridor. Many Frederick residents commute to the Washington, DC area via I-270 or to Baltimore via I-70; residential development in the immediate area is booming.
Frederick is Maryland’s second largest city. Its historic downtown offers more than 200 specialty shops, art galleries, cultural venues, and restaurants, including the nationally acclaimed Volt. Nearby Fort Detrick, a United States Army Medical Command installation, employs some 9,000 people, many of whom hold advanced degrees.
